Job Description

Reporting directly to the Managing Partner with a job designation of Project Manager/Site Architect. The company’s main line of business is supply and installation of high end imported home furniture, kitchen, and wardrobe. Design and fit-out works for apartments and villas are also in the list of projects which involves civil works, Architectural, Joinery, MEP, HVAC, FF & FA, and home automation system as assigned to various contractors under S971 complete Project Management. Assigned to take over and manage the overall installation of Italy made furniture, kitchen, and wardrobes. Conducts preliminary site surveys and progress coordination meeting with Clients and contractors to ensure that requirements are completed prior to proceed on installation. Performs quality check on all materials receivables and deliverables to avoid lapses from warehouse to the project site. Responds to FAQ’s, RFI, RFQ, NCR and various problem solving on site and inter-office department to ensure continuity and proper coordination among team members and third party organization.

Duties and Responsibility:

Design Development Phase:
1. Responsible for detailed working drawings for Architectural and basic MEP as per consultant's comment upon completion from Design Department.
2. Works closely with Design Director for drawing coordination with Sub-contractors and Suppliers.
3. Assigned to oversee material specification and Order management.
4. Coordinates with the consultant and contractors/sub-contractors and on-site authorities on duration of Fit-out Works.
5. Prepares Program Schedule for the commencement of the project.

Procurement and Order Management:
1. Assigned to manage the final list of orders for purchasing in coordination with the Logistic Team.
2. Receive and conduct inspection of material upon receipt of delivery on site and in warehouse.
3. Prepare and formulate Bill of Quantity as per approved specifications.
4. Coordinates with Logistic Team for site delivery.

Construction Phase:
1. Manage and supervise labor deployment and site coordination with respective vendors and authorities.
2. Close coordination between the contractors/sub-contractors and respective party during project execution.
3. Manage the process of installation and delivery of finish products for Kitchen and Wardrobes.
3. Prepares weekly/monthly progress report.
4. Prepares progress billing and basic Quantity Surveying for possible positive and negative variations.
5. Conducts on-site joint inspection with the consultant, clients, and contractors/sub-contractors to ensure proper finishing and material specification.
6. Oversee billing and expenses of on-going projects in relation to value engineering.

Post-Construction Phase:
1. Site management in preparation to handover.
2. Submit and turn-over of the project for collection of completion certificate from the consultant and related authorities.
3. Prepare and submit As-Built Drawing with consolidated documents required for handing-over of the project.
4. Conducts joint inspection with the consultants, client, and contractor/subcontractors for hand-over.
5. Attend and report to authority for final inspection.

7. Coordinates with the consultant and contractors/sub-contractors and on-site authorities for MEP, Painting, Gypsum Works, and
Carpentry works.
8. Prepares Program Schedule for the commencement of the project.

1. Manage and supervise on-site layout for partitions, ceilings, and wall claddings.
2. Coordinate with the contractors/sub-contractors during project execution.
3. Prepares weekly/monthly progress report.
