Managing over 140 properties commercial and residential including on call business and TFM Maintaining all building systems including HVAC, chillers, security systems, power sources, climate control, water and lighting. Responsible for completion of Fit out jobs. Preparing quotations and providing necessary approvals for client approvals. Helping in bidding new projects, pricing.
•Managing all services under Specialized System and MEP.
•Coordinate all scheduled maintenance with impacted personnel
•Plan on downtime for preventive maintenance.
•Prepared weekly status reports regarding all ongoing projects
•Coordinated special projects with vendors to ensure building compliance.
•Developed and maintained good working relationships with seniors, peers and subordinates.
•FF & FA, Elevator, Pest Control, Swimming Pool, Façade Cleaning, Cradle, Water Tank Cleaning.
•Inspection of properties, Sub-contractor Selections, tracking of PPM.
•Attending major complaints or any emergency.
•Cross checking and inspection of services done by sub-contractors.
•To make sure FF & FA system running healthy in buildings, if any discrepancies submit rectification proposal to clients.
•Monitoring Swimming pool water to be tested as per Government regulations.
•Monitoring pest control to be done regularly as per Government regulations.
•Invoices to be verified according to services done by sub-contractors.
•Invoices charging in Oracle system, verifying and completion.
•Preparing quotations, contracts, chart to monitor AMC contracts, PPM’s.
•Currently managing around 400 AMC contracts in all Emirates.
•Assisting HSE and Procurement Department.
•Co-ordination with clients and Vendors, providing updates and giving clarification if any required by them.
•Assisting accounts in getting all the documents and service reports required by them to pay sub-contractors or to get payments from clients.
