1.Lead construction teams comprising of PMs, PEs and report to the Employer’s PMO and Sr. Management on the construction performance, cost, quality & safety control to insure conformance with the project contract and construction schedule and timely commencement and completion of projects.
2.Prepare & check of Tender Documents, BQs, Arch & Civil technical specs.
3.Float the tenders, tender analysis, issue of addendums and revised design drgs, finalize and award of Contract.
4.Review, comment and approve executive w/s drgs & final As-built drgs.
5.Monitor FIDIC’s Clause (14) Construction Program using Primavera Diagrams & Techniques.
6.Review & assess contractor’s monthly interim payment certificates and issue RFPs.
7.Conduct weekly & monthly progress meetings with consultants, contractors & sub-contractors.
8.Monitor projects costs and execute VE & Management periodical processes.
9.Review, finalize & approve consultants & contractors disputes & variation claims i.e. time and cost impact claims in accordance with FIDIC, International and Local Law Regulatory Rules & Regulations.
10.Prepare & issue all necessary correspondences to the PMs, Consultants and others. Issue necessary site instructions and NCRs.
11.Manage & organize the real estate products within the needs of the landlord and the local market to achieve recognized best turnovers.
12.Prepare and evaluate projects feasibility studies and manage projects budget development.
13.Follow up and complete handing over process of the units/shops to the Customer Care Department and then to the end users.
14.Chair and administer the FM & Refurbishments operations with the technical team after handing over process.
15.Procurement of FM Services (hard & soft).
16.Design of various projects during working in the Design Units and evaluate projects design proposals.
17.Liaise with different Local Authorities Departments for all necessary technical and administrative local laws and regulations
