MEP ENGINEER - MECHANICAL /DISTRICT COOLING PLANT

Responsible for operation & maintenance of 5000 TR District cooling plant with BMS for site. Make - York Chiller (centrifugal Compressor, water cooled chiller), Rockwell SCADA automation, Condenser pumps, cooling tower, primary & secondary pumps & other electromechanical equipment’s.
Supervising sub-contractor during DCP PPM which includes condenser & evaporator tube cleaning (brush & acid clean-ing), testing for tube leakage by Eddy current test, compressor assembly, oil return system, cooling tower PPM, water balanc-ing, chemical treatment etc. and approving quality of work for their invoice claim.
Supervising Firefighting sub-contractor for PPM of Fire pumps, firefighting system & ensures that all FF system is as per ADCD Standard.
Conducting site visits to verify installations and operation of baseline and replacement energy using equipment’s.
Study & develops energy saving reports to demonstrate project saving, verifying project cost-effectiveness and submit it to higher management.
Plans and coordinates all on-site MEP maintenance activities
to comply with applicable owner contract documents & Gov-ernment authorities.
Managing the budget and costs in relation to manpower,
inventory and operation.
Conducting site service & maintenance inspections to ensure site safety and readiness, leading the repairs and maintenance through supervision of supervisors and technicians providing planned and preventive maintenance of HVAC &MEP equipment’s.
Providing engineering assistance to the development engineer-ing Section in the Mechanical design and specification of modifications or new equipment installations
Providing guidance and advice on actions to be taken on chronic problems, and reviews requirement for major repair and spares replacements.
Assisting Technical Manager in the review of AMC & bids for the supply of the new equipment/contract through raising RFQ’s.
Ensure safe working practices through implementation of Company Health & Safety standards.
Maintaining proper documentation of business requirement, functional specification, technical specification, unit testing etc.
Preparations of variations, substantiation and running bills of concerned projects.
Keeping track record of shop drawings & material submittal approvals, delivery, installation, testing and commissioning schedule.
Managing a team of twenty plus skilled technical staff for the site and reports to group Technical manager and MD whenever required.
Operations Management/ Facilities Management
• Reviewing service provider/specialist contractor services are in line with contractual agreement and all work carried out as per O&M recommendation or Industrial standards.
• Review all specialist contractor PPM works & reports and make sure the timely rectification of the faults associated with specialist system.
• Making sure that the effective delivery of site services is in line with Service Level Agreements.
• Carry out the regular walk around inspections of the community.
• Attending Major Breakdowns and trouble Shootings of MEP Systems (Chillers, cooling towers, Pumps, BMS, CCU, AHU, FAHU, FCU, FIREFIGHTING, air cooled chillers etc.)
• Responsible for Operations and maintenance of centrifugal Chillers with all related system, Cooling Towers, primary and secondary pumps, Plant manager system, dosing and chemical treatment plant, Variable Frequency Drives, Variable Air Volume Units etc.
• Operations, maintenance, and monitoring of gate barriers, rolling shutters, sliding doors, swing doors or gates, BMU Units, lifts, escalators, generators, irrigation systems etc.
• Operations and maintenance of BMS system and monitoring the chilled water flow
• Preparing of Monthly Energy consumptions schedule/report which includes Electricity, Water and Chilled water, Gas.
• Making sure that community meets the HSE requirements in related with the technical works.
• Making Sure that FLS and cause effect testing conducted in line with contractual agreement on quarterly basis in coordination with FLS service provider.
• Managing back-end operations & ensuring timely collection of payments for achieving organizational objectives and ensuring profitability.
• Utilizing the asset management CAFM request system for work order management and prioritization.
• Report or escalate non- conformance / non- performance of service providers to the higher Manager for further action.
• Follow lifecycle study plan and check the equipment’s condition to identify capital expenditure requirement.
• Follow up with FM service providers/3rd party contractors to complete the snags raised in building conditional report.
Project Planning & Management
Assisting General Manager in the Project Work from the beginning stage till the submission.
Attending design clarification and coordination meetings with the client & contractors.
Detailed study of scope of work, Specification, Equipment Schedule and BOQ etc.
Preparation of Material submittals to consultant for approval.
Manages the allocation of MEP staff, manpower, material and equipment.
Prepare questionnaire to the Consultant / Client in case of discrepancy in the tender documents.
Supervision for installation of MEP equipment’s such as AHU’s, Heat Exchangers, FCU’s, Pressurization Units, Ducting, Fire dampers, Grilles & Diffusers, Sprinklers and piping etc.
Floating Request for Inspection (RFI) of installations to Consultant and rectifying if any works comments.
Preparation of Work Method Statement (MOS) as per specification and standard norms.
Floating request to consultant for material inspection as per submittals and specification.
Preparing Discrepancies between Tender drawings and Construction drawings, claiming variation to Consultant.
Preparations of quotations, variations, substantiation and running bills of concerned projects.
Coordinating with Architect / Contractors during the execution of the project.
Providing all required MEP operational and maintenance manuals, spare parts lists, and guarantees to Procurement for the job hand over phase.
Keeping track record of shop drawings & material submittal approvals, delivery, installation, testing and commissioning schedule.
Reporting to MEP project manager directly.
Complete supervision and coordination of tenant fit outs and inspecting the MEP systems as they are installed by the Contractor .Reviewing of MEP shop drawings to ensure the design is falling in the limit of allowed provisions with the building infrastructure.
Review all materials & samples submitting from tenant’s contractor of HVAC, Fire Fighting, Plumbing, Drainage, Electrical, etc. as per contract documents & specification.
Checking that MEP valuations correspond with progress and checking of variations.
Planning, and schedule facility maintenance and modifications, including estimates on equipment, labor, materials and other related costs.
Coordinated and overseen repair and maintenance projects with vendors and contractors.
Managed vendor relationships and approved appropriate unpaid invoices for all completed projects.
Checking drawings for variation works with the project department and consultant in time of Fit outs.
Take over the projects from projects team after defects liability period and maintain the same.
Maintain Site files & DAS (drawing archive system).
Preparing Fit out reports, material Take Offs (MTO’s) and Equipment/ Material Requisitions for Site works.
Reported to group Technical Manager & Mall Manager.
Monitoring the production process for achieving the production targets within time and cost parameters.
Identifying areas of quality failures and taking steps to rectify the production system.
Practicing quality standards with key emphasis on improving quality.
Ensuring adherence to ISO quality standards & maintaining all the related documents.
Inspecting the quality of the production and preparing documents as per ISO requirements.
Maintained the inline quality of products and ensured the optimum production within the shift and with available resources.
Ensuring that the production is met as per GSD specified.

Completed a full time four year degree in Mechanical Engineering from Uttarperdesh Technical University,Lucknow,UP,India in first Division (GPA 6.3/10).
